Osborne unveils first habitable Code Level 5 affordable housing scheme at CIH conference

Osborne will be announcing details of its Mid Street and Midmoor Road schemes at the CIH South East Annual Conference and Exhibition on 4-6 March in Brighton. The Mid Street new build scheme is set to be the first habitable code level 5 affordable housing development in the UK, whilst the Midmoor Road refurbishment scheme has a greatly improved EcoHomes XB rating.

The Mid Street scheme, in South Nutfield, Surrey being built by Osborne on behalf of client Raven Housing Trust is due to complete in April 2008. Upon completion, families nominated by Tandridge District Council will be moving in and will experience first hand what it is like to live in a truly sustainable home. The properties’ environmental performance and energy usage will be monitored by the Energy Saving Trust with results and readings available throughout.

fitting photo-voltaic panelsAmong other innovations incorporated into the homes, the project utilises Innovare’s Structural Insulated Panel System, which contributes to a reduction in energy consumption required by Level 5 of the Code for Sustainable Homes, in terms of U-Value, air tightness and increased thermal performance.

Midmoor Road in Clapham, South East London, meanwhile, is a joint venture refurbishment project with Family Mosaic to improve an older existing property’s eco rating. The refurbishment not only uses sustainable products, but exemplifies practical innovation to ensure energy efficiency and has been done using processes that have a reduced impact on the environment. As a result of the improvement works the EcoHomes XB rating has increased from 13.155 to 38.08.

These schemes are both collaborative projects that have been funded by the ‘Osborne Carbon Offset Fund’, which has been set up to support research and innovation in the field of sustainable construction.  Additional funding for Mid Street has come from Raven Housing Trust, Tandridge District Council, the BERR (former DTI) the Energy Saving Trust and a number of other partners.
