Our vision was to construct a good quality office building which would 'sit well' within the current Solent business Park surroundings, with emphasis on flexible internal layouts for possible occupation by up to six different individual tenants of blue chip organisations.
The challenge was to deliver In 46 weeks a fully commissioned three storey office building with associated external works in close proximity to established major businesses employing many thousands of staff.
The office is a reinforced concrete frame structure on concrete piled foundations. The external facade incorporates stack bonded face brickwork with sto-render infill panels and high quality curtain wall system and windows. Internally, fully air-conditioned open plan offices with high quality finished toilets, core and entrance areas incorporating four passenger lifts.
Internal finishes include American white oak joinery, Chinese stone flooring, and brushed stainless steel staircase balusters and handrails. External roadways are of tar macadam with block paving to parking bays.
Early involvement and close working relationships with the design team enabled the employers brief to be fully understood and met. Detailed method statements and programming coupled with the selection of good quality sub-contractors ensured completion of the project in its entirety within the contract time.
Having a good understanding of our client's aspirations, and clear communication with the whole team throughout the project period, resulted in our client being able to have extensive negotiations with prospective tenants and succeeding in securing a major business for occupation of the whole building immediately after our handover.
