This project for Raven Housing Trust in South Nutfield, Surrey has been developed to achieve Level 5 of the 'Code for Sustainable Homes'. Innovare's timber Structural Insulated Panel System (SIPS) plus Jablo insulation was chosen to construct the two, two-bedroom flats, due to its high thermal performance and ability to offer reduced air leakage rates and minimal thermal bridging.
The homes, which have been orientated on the site to maximise passive solar gain, are fitted throughout with triple glazed windows and low energy lighting. Electricity is supplied by photo-voltaic roof panels.
A rain harvesting water system has been installed, and all the sanitary appliances have water saving devices, with shallow bath, low flush WC and aerated taps, plus digitally controlled showers enabling the residents to monitor water usage. The water heating is provided by a BioMass boiler, fuelled by wood pellets.
The homes also boast:
- Upgraded hot water cylinder insulation
- Air leakage sealing throughout to achieve 1m3/m2/hr or less
- Underfloor heating
- Heat recovery unit
- ACIS data system linked to public transport information
- Environmental planting scheme
The Energy Saving Trust will monitor the energy usage of Mid Street for a period of at least two years. This will include heat output, water consumption and the electricity generated from the photo-voltaic roof panels.
