Negotiated under Raven Housing Trust’s framework, this scheme comprises four two-bedroom houses and six timber framed flats. The houses were provided for rented accommodation and were erected using Innovare's Structural Insulated Panel System (SIPS), making them energy efficient. Three of the flats were built for shared ownership while the others are for Chipstead Rd, Bansteadrented accommodation.

On a sloping site, originally an old chalk pit that had been filled in after World War II, bomb damage debris was found and checked.

Adjacent to a wooded area, an arboriculturalist had to be appointed for tree protection planning of the existing trees on site. The garden areas had contaminated soil, and up to 600 mm of soil was cleared and replaced.

Roger Buillivant pre-cast ground beams were used for this site. This method, the first utilised on an Osborne site, proved to be very efficient and cost effective.
