This scheme in Steyning, West Sussex offers a combination of 2 storey houses and flats for rent, shared ownership and intermediate rent and sale. They were constructed using Innovaré’s Structurally Insulated Panels (SIPs) and timber frame technology.
There were immediate challenges as soon as we took site possession. With no mains drainage available, sewerage is taken to treatment plant and discharged. The clean outfall joined with surface water is attenuated on site and discharged to the highways ditch. There was also a High Pressure water main running though site, which was diverted.
Extensive negotiations with the highways department were required for all the above including application to create a Culvert under the road.
Along with a quick start on site, all the highways and drainage negotiations were progressing at the same time. This led to alternative approaches to the infrastructure needing to be considered at various stages. All avenues were investigated to have the roads adopted under s38 but this was not possible so an amended planning application was required during the construction period.
By offering solutions to the challenges the team faced with regard to the existing water mains running across the site, culvert applications, negotiations to have the road adopted, sewerage treatment plant, attenuation to highways and Environment Agency approval, the scheme was completed both on time and on budget.
