This scheme, the first housing development carried out by the London Borough of Croydon in over 19 years, comprises the construction of thirteen new build units including; five 3 bedroom houses, five 4 bedroom houses and three 5 bedroom houses.

Works will include the demolition of existing pre-fabricated bungalows, sewer diversion, connection of storm drains and the installation of all mains drainage runs. Trench fill foundations will be followed by the traditional brick and block method of construction for the units; internal works are programmed to commence on week 19.New build units

Due to the location of the site, which is bounded between Summer Road and Mitcham Road (A236), the working area is very restricted. Careful planning by our site team is required to avoid congestion and to minimise the impact on the surrounding residential area.

Other challenges that we face are the siting of the wind turbines, as well as how they will be structurally supported. We are working to achieve an EcoHomes Excellent rating, which was pre-registered by the client in 2006. To achieve this status, we are researching the efficiency and sustainability of various types of small scale wind turbines for the production of electricity. We will also be installing solar thermal panels to help provide heating and hot water as well as installing rain water harvesting methods.

Planning requires a minimum of 10% of the carbon emissions, for which the development is responsible, to be offset by on site renewable energy production. To achieve EcoHomes Excellent rating, 15% needs to be met. These standards combined will result in the scheme reaching the equivalent of Level 4 of the 'Code for Sustainable Homes'.
