Affordable Housing - New Build

However, with land values declining and restrictions on funding, it is essential that the design and construction process in the sector is as efficient and cost effective as possible.

Osborne’s long-standing relationships with Registered Social Landlords are based on understanding their needs and delivering value for money, as well as high quality design and construction.

We recently completed the latest phase of the £55 million Kender regeneration project in New Cross, south east London, for Hyde Housing Association. Throughout the project we have worked closely with the residents to listen to and understand their needs.

Gateway House was the latest phase in the Kender regeneration projectThe latest phase involved the construction of the five-storey Gateway House which consists of 12 shared ownership flats, two commercial units and a residents’ centre. Neighbouring buildings were all occupied while it was being constructed, so resident liaison and controlling noise pollution were essential.

Our successful relationship with Hyde – as with many of our long-term clients - is based on working in partnership and adopting a proactive approach to cost, programming and technical solutions.

During the year we also handed over two care facilities for frail, elderly people as part of the Caring 4 Croydon PFI consortium, and work is progressing well on the second two facilities, due for completion by 2010. Our second PFI programme, Young Herts, is also on schedule to deliver improved child and family support facilities for Hertfordshire County Council.

Elsewhere, we are currently constructing a six-storey, 73-flat development in Aldershot for Sentinel Housing Association. Osborne won the £8 million contract through a framework agreement with the client, and provided technical advice at the start of the design process.

In 2008 we delivered the first affordable homes in the UK to achieve Level 5 of the Code for Sustainable Homes using Structural Insulated Panels (SIPs), and we are currently involved with another two developments designed to meet that standard. We know that budget constraints may make the higher levels of the Code unrealistic for some clients. However, our expertise in areas such as air tightness and energy efficiency enable us to achieve the highest environmental standards, at affordable prices, through the design and construction of the shell of the building.

Affordable housing has always been a core market for Osborne, and we are firmly committed to helping clients in the sector make the best use of their budgets whatever the economic situation.

Hyde makes a positive difference to people’s lives. Working with Osborne on the Kender regeneration project allowed us to do just that in south east London. We delivered 240 new homes whilst employing local labour. Osborne is an expert at delivering affordable housing projects.
