Our emphasis is on supporting normal life for people who live in residential or nursing care or use care facilities, and we believe that homes and facilities should improve and enhance lives, support the capability of users and be closely linked to community and family environments. For younger people the facilities available should also be linked to education, housing, training and job opportunities.
Local knowledge and experience are very important in delivering care facilities, and we work closely with local partners including local authorities and housing associations. Our commitment to partnerships extends to the way we work with clients, care providers, residents and the wider local community. It is also vital that diversity and cultural difference is acknowledged and respected in the way buildings are designed and managed.
We have developed skills that enable us to bring all the interested parties together – along with experts in specific issues such as health, education and psychology – to develop the most appropriate solutions.

As part of the Caring4Croydon consortium we are managing a £38 million PFI scheme to build four residential homes for older people in Croydon. We were also bid leader in the successful YoungHerts consortium, which will design, build, finance and provide facilities management for children’s homes, community and family resource centres on 14 sites for Hertfordshire County Council.
The Council has enjoyed a most productive experience with Osborne who convey an absolute determination to understand the Council’s requirements and respond positively to them. This commitment to partnership work to meet challenges whilst striving to achieve a mutually beneficial and realistic commercial outcome has been both reassuring and influential.
