MMC – The Vital Link Between Information, ESG and Strategic Asset Management

Accurate asset information is essential for controlling the whole life costs and environmental impact of new school buildings. Complete and accurate asset data collated during the design and build phases is essential for any new build project to meet ESG commitments.

There’s nothing earth-shattering or controversial in that statement. In an increasingly BIM-driven construction environment you wonder why comprehensive, accurate and easily accessible asset information hasn’t been a routine expectation for many years.

One problem has been trying to overlay BIM and digitally-enabled processes onto traditional construction methods and supply chains.

Construction hasn’t had the benefit of the design-for-manufacture and assembly approach deployed in other sectors. In this type of environment there’s seamless integration between design, manufacturing and the finished product. Information essential for performance and ongoing maintenance flows effortlessly from the process.

MMC and Building Information

Construction has continued to endure gaps in asset information and between the design and the as-built reality. MMC changes all of this.

Manufacturing-based construction such as Osborne’s InForm product for education construction runs on data. Designs are created from a library of standardised components with known performance and pre-existing certification.

Every detail of the build – including FF&E – is fixed in the 3D design process and BIM Execution Plan (BEM). This shifts the focus from creating and gathering building information at each stage (or more usually just prior to handover) to extracting and sharing information through a common data environment as an integral part of the process.

Supply Chains

The fact that over half of a typical construction project is delivered by supply chain partners has been a further information management obstacle. SME partners are often less experienced in BIM environments.
